LANDMARK is the most significant real estate development in Denton's history. This 3,200-acre, $10 billion mixed-use master-planned community by Hillwood (a Perot company) sits at the northwest corner of Interstate 35W and Robson Ranch Road. The project broke ground in late 2025 and will reshape Denton over the next 15-20 years.
At full build-out, LANDMARK will deliver approximately 6,000 single-family homes, 3,000 multifamily units, and 900 acres of commercial and mixed-use space — anchored by Denton's first H-E-B grocery store at I-35W and Robson Ranch.
Beyond retail, LANDMARK includes a park and entertainment district, an integrated 35-mile hike-and-bike trail system, three proposed Denton ISD school sites, and approximately 1,100 acres preserved as parkland — one of the largest natural preserves in Texas. Pilot Knob, the historic 830-foot rock outcrop, is being preserved as a community landmark.
Model homes are expected to open in spring 2026. National builders set to build in LANDMARK include Highland Homes, Toll Brothers, Coventry Homes, Drees Homes, American Legend Homes, M/I Homes, David Weekley Homes, and Tri Pointe Homes. Early purchasing decisions position buyers to benefit from appreciation as the community matures.
Buyer takeaway: with most lots not yet released, the earliest phases typically command pre-development pricing. Buyers who lock in during the first 24 months historically capture the most appreciation as amenities, schools, and the H-E-B anchor come online.
